The Canadian Lakes Property Owners Corporation (CLPOC) is selling available lots that were taken in lieu of foreclosure. These lots are offered, “as is”, “where is.” The CLPOC makes no representation as to the suitability of any lot for any purpose. It is the responsibility of the buyer to perform any due diligence necessary to ensure that this property is satisfactory for its intended use.
The following properties are posted at the CLPOC office and are available on www.canadianlakes.org. The CLPOC office will have information as to each lot location. Along with the $500.00 for the sale of the property, an additional $522.58 per year, per lot will give you access to all Canadian Lakes amenities including:
- All the lakes and beaches within Canadian Lakes
- Three golf courses (The Royal, The Pines, and The Highlands)
- Canadian Lakes Campground
- Royal Grille
- Winter Sports Park
- All sports venues
- All community buildings and venues
- Indoor and outdoor pool
- Dog park
If the new property owners begin new home construction on the lot they purchased through this program within two years of the purchase date, they will receive a $500.00 refund. If they begin new home construction on the lot they purchased through this program, within five years of the purchase date, they will receive a $250.00 refund. Any new home construction occurring after the five years of the purchase date, the property owners will not be eligible to receive a refund.
Lots will be sold for Five Hundred Dollars ($500.00) and shall include all fixed costs including Closing Fee, Title Search/Insurance, Brokerage Fee, Transfer Tax, and CLPOC handling costs. Property taxes are current on all lots. Current year property taxes and current year membership fee will be prorated as of the date of closing. Upon transaction, the new lot owner will be issued a Warranty Deed from the CLPOC.
